建筑工程设计方案的经济性分析

【摘 要】设计阶段是决定工程造价的关键阶段，本文通过在建筑工程设计过程中高宽比选择不同时，对工程设计方案进行经济性分析，使设计人员在设计方案选择时，要综合考虑方案的经济性，以提高建筑产品的经济效益及社会效益。

工程建设周期内的造价管理包括决策阶段、设计阶段、实施阶段、运营、维护及报废回收阶段全寿命周期内的造价管理。实践表明，当工程投资一经决策，设计就是决定工程造价的关键阶段，所以对工程设计方案选择时要综合考虑其经济性。随着建筑工程技术的发展，高层、超高层建筑成為其发展趋势，高层建筑投资额巨大，对其进行多方案经济性比较能够有效的控制投资。本文通过工程设计过程中对高宽比选择不同时，其对造价的影响分析，为设计人员在设计过程中合理选择设计参数提供参考。

1. 工程概况

本文中两拟建工程，甲工程为安徽省某市区拟建住宅楼工程，抗震设防烈度为7度，剪力墙结构，地下室一层，地上32层，建筑高度97m。乙工程同为安徽省某市区拟建住宅楼工程，抗震设防烈度为6度，剪力墙结构，地下室一层，地上32层，建筑高度96m。

2. 两工程建筑设计方案高宽比不同的经济性分析

2.1 高宽比概念。

（1）所谓高宽比（H/b），它是建筑物的总高度和倾覆方向支撑体系的总宽度b之比。高宽比对高层建筑物的造价影响相当大，有时甚至比建筑物的绝对高度影响更大。……
