全穿插施工楼层截水系统

摘要：现有建筑行业将面临新变革，粗放式增长已成过去式，精耕细作、绿色环保是未来建筑业发展的必经之路。在国家政策的推崇下，住宅楼精装交付已是趋势所需。缩短商品房的交付工期是房地产商实现利益最大化及资金周转所必须攻克的难题，其关键点在于如何实现主体结构与精装修同步，优化关键线路，难点在于如何避免主体结构的施工用水不污染装修作业的成品。而全穿插施工楼层截水系统是实现主体结构与精装修共存的关键所需。通过截水系统，可极大缩短精装修作业插入楼层施工的时间节点，实现主体结构一封顶，精装修紧随其后，主体实现验收后便具备分户验收条件。提高项目管理周转。实现自有资金回报，快速实现利润变现，提高业主认同度，使品牌竞争力的大幅提升。

Abstract： The existing construction industry will face new changes， extensive growth has become the past style， intensive cultivation， green environmental protection is the only way for the future development of  construction industry. With the promotion of national policy， the hardbound delivery of residential buildings has become a trend. To shorten the delivery period of commercial housing is a difficult problem that real estate developers must overcome to maximize the benefits and capital turnover. The key point lies in how to realize the synchronization between the main structure and the fine decoration， optimize the key lines， and the difficulty lies in how to avoid the construction water of the main structure from polluting the finished products of the installation and repair operation. And the water interception system of the fully inserted construction floor is the key to realize the coexistence of the main structure and the fine decoration. Through the water interception system， it can greatly shorten the time node when the fine decoration work is inserted into the floor construction， and realize the top sealing of the main structure， followed by the fine decoration， and the main body will have the conditions of household acceptance after the acceptance， so as to improve project management turnover， realize the return of self owned funds， realize the realization of profits quickly， improve the owner's recognition， and greatly improve the brand competitiveness.

0  引言

精装交付的高層商品房，传统施工工艺均为主体封顶后，外墙砌筑完成前才插入精装修，此做法导致主体结构施工与精装作业同为关键线路，且不在同一个流水节拍，互不同步，极大延长交付工期。现有建筑施工技术日新月异，全现浇外墙+铝模+外爬架+高精砌体+薄抹灰+全穿插施工已逐步更新迭代。实现全穿插施工的关键在于如何解决主体施工作业层与精装作业层之间独立施工的空间，互不干扰，需要在此两个工种的交界处设置截水系统，通过截流、引流、疏导的方式实现干湿分离，为精装修的施工以及成品保护创造洁净的条件。……
