不动产登记对房地产经济的影响和研究

【摘  要】对于不动产登记工作来讲，最主要的目的是保证不动产权利人的切身利益不会受到侵犯，并且为不动产交易提供更加可靠的保障。对我国当前的房地产行业发展情况进行分析之后，发现在房地产不动产登记过程中相关制度的落实与机制的保障作用并没有得到真正发挥，所以不动产登记工作对房地产价格的稳定与保障作用也没有得到真正落实。正是在这一背景下，需要对当前我国不动产登记工作在房地产经济发展过程中所产生的影响以及建议进行论述。

【Abstract】For the real estate registration work， the main purpose is to ensure that the real estate owner's real interests will not be infringed， and to provide a more reliable guarantee for the real estate transaction. After analyzing the current development situation of the real estate industry in China， it is found that the implementation of relevant systems and the guarantee role of the mechanism in the real estate registration process have not been truly played， so the stability and guarantee role of the real estate registration work on the real estate price has not been truly implemented. In this context， it is necessary to discuss the influence and suggestions of the current real estate registration work in the process of real estate economic development.

1 引言

在社会经济发展的过程中，房地产行业发展面临的最主要问题就是不动产登记，因为不动产登记是针对不动产的自然身份属性以及权利在登记簿当中进行记录和公示。同时随着现如今不动产的覆盖范围变得越来越广，所以不动产登记工作所面临的问题及影响因素也变得越来越多，针对不动产登记工作进行深入研究及探讨是需要进行长期工作的，逐渐对不动产本身的权利归属等进行进一步确定，然后对产权关系进行明确规定。

2 不动产登记制度存在的问题

2.1 规章制度建设落后

基于我国当前的社会发展背景来看，和不动产登记有关的体制建设以及法律法规建设工作仍然有待完善与提高，所以这就使得不动产登记有关价值的作用并没有在实际工作中得到真正发挥。……
