现代空间信息技术在房地产估价中的应用价值分析

摘  要：该文在回顾房地产估价业发展历程的基础上，分析了包括遥感技术、导航卫星技术以及地理信息系统技术在内的现代空间信息技术在房地产估价中的应用价值，主要表现在：（1）遥感技术能够为待估价房地产提供准确的空间位置、阴影及光照、真三维空间信息以及视觉因子以及周围自然景观的相关空间信息。（2）导航卫星技术能够提升土地和房地产测量质量与效率，从而提高房地产估价的效率。（3）地理信息系统技术能够为房地产评估的数据采集与管理、可视化显示与分析、空间分析以及房地产估价的信息化管理提供支持。（4）在5G/6G时代，空间信息技术的智能化和自动化将推动房地产估价的智能化与自动化发展。

Application Value Analysis of Modern Spatial Information Technology in Real Estate Assessment

Abstract： On the basis of reviewing the development of real estate appraisal industry， this paper analyzes the application value of modern spatial information technology including remote sensing technology， navigation satellite technology and GIS technology in real estate appraisal， which is mainly reflected in： （1） Remote sensing technology can provide accurate spatial location， shadow and light for the real estate to be appraised True three-dimensional spatial information， visual factors and relevant spatial information of surrounding natural landscape. （2） Navigation satellite technology can improve the quality and efficiency of land and real estate measurement， so as to improve the efficiency of real estate appraisal. （3） GIS technology can provide support for data collection and management， visual display and analysis， spatial analysis and information management of real estate appraisal. （4） In the 5G/6G era， the intelligence and automation of spatial information technology will promote the development of intelligence and automation of real estate appraisal.

房地产估价就是房地产评估师对房地产的价值进行评估，其最早出现在18世纪末期，当时英国产生了测量师俱乐部。1868年，英国成立的测量师协会主要开展房地产价值评估、土地价值评估、资产价值评估等业务。20世纪初期，在西方国家城市化进程高速发展的推动下，房地产估价行业迅猛发展;20世纪80年代以后，估价技术方法又有了质的改变，主要表现为从定性向定量的转变，其主要方式是通过建立房地产估价数学模型，对房地产价值进行定量计算，如引入回归分析方法，根据面积、材料、位置等特征构建回归函数来评估房地产价值[1-2]。……
