加油综合服务站选址和工程管理的一些思考

摘要：目前，加油站便利店运营模式发生了巨大改变，加油站从单纯的加油功能逐步扩展，近年来，中石化总部更是提出了要打造加油站为“汽车生活驿站”的思路，广东石油响应号召，在全广东范围内逐步打造加油综合服务站。作者就关于建设加油综合服务站的一些选址及工程管理的一般性原则进行初步探讨，以明确加油站综合服务站的概念，并对建设加油综合服务站项目选址、施工管理和施工方选择等提出明确要求。

Abstract： At present， the operation mode of the convenience store of the petrol service station has changed greatly. The function of petrol service station has gradually expanded from the simple refueling function. In recent years， Sinopec headquarters has put forward the idea of creating the petrol service station as the "automobile life station". Guangdong Petroleum， to respond to the call， tries to gradually build a comprehensive service station in the whole of Guangdong. The author discusses the general principles of site selection and project management of the construction of the petrol integrated service station in order to clarify the concept of the petrol integrated service station and makes a clear request of the site selection， construction management and construction method selection.

1 加油综合服务站的概念

近年来，广东石油提出了建设综合服务样板站的口号，建设加油站综合服务站的目的是为了加快广东石油从油品供应商向综合服务商转型，积极探索将加油站打造成集加油、便利店、汽服、餐饮等业务以及多种增值服务为一体的线上、线下相结合的“综合服务站”，同时满足油品客户日益增加的消费需求，进一步挖掘加油站的潜在商业价值，提升内涵增效，创造全新商业模式，给顾客带来全新消费体验。

加油综合服务站，是指集加油站便利店、汽服、餐饮三位一体，同时集合了专柜招商（生鲜专柜、进口商品专柜、药品专柜、其他专柜等）、代理服务（粤通卡、彩票业务、水电费代缴、代缴交通罚款、旅游产品等）、代销代发（快递收发等）、金融服务等不少于十项服务、集多功能为一体的非高速路加油站网点。……
