房地产开发经营风险浅析与对策

【摘  要】房地产行业的开发和经营由于面临非常复杂的开发经营环境，其开发经营风险很高，面临着诸多不确定性因素，这导致房地产开发和经营的难度很大，进而影响经济的平稳运行。论文阐述了房地产开发经营的风险，并分析风险的成因，提出化解风险的对策，以期为房地产行业的平稳健康运行提供指导。

【Abstract】The development and operation of the real estate industry is faced with a very complex development and operation environment， and its risks of development and operation are very high， and it faces many uncertain factors， which lead to the difficulty of real estate development and operation is very great， and then affect the stable operation of the economy. This paper expounds the risks of real estate development and operation， analyzes the causes of the risks， and puts forward countermeasures to solve the risks， so as to provide guidance for the stable and healthy operation of the real estate industry.

1 引言

在我国房地产行业方兴未艾，企业对房地产投资的热情不减，导致我国目前房地产市场体量巨大，已经成为影响经济稳定的不确定因素。在房地产开发的过程中，首先要对需求进行预测;其次按照政策导向和市场要求进行投资开发。在这整个过程中，每个阶段都充满着不确定性，因此，极有可能发生风险。房地产投资具有资金量巨大、周期长、资金回笼慢等特征，稍有不慎都会使房地产企业的资金流断裂，甚至导致破产，因此，进行风险预警和评估是非常必要的一环。房地产企业应深刻了解导致风险的原因有哪些方面，在投资之前，对投资的项目进行深刻的分析与评估，并制定风险预警方案从而能够有效控制风险。如何能够在竞争激烈的市场中占有一席之地，并控制住风险已经成为房地产企业成败的关键因素。化解房地产企业的开发经营风险，能够防止房地产泡沫的破裂和房地产企业硬着陆，这也是宏观经济平稳运行的重要保障。……
