浅谈机电安装工程在房地产中的设计管理和现场管理

【摘 要】房地产开发项目是与人们实际生活联系非常密切的工程项目，其各环节的施工质量，直接影响着人们的生活水平。因此，必须进一步加强房地产开发项目的管理工作，使参与该项目的工程师能够树立正确的管理目标。基于此，论文对房地产中机电安装工程设计管理及现场管理的相关内容进行了分析，并针对管理中存在的问题，提出了相应的解决对策。希望通过论文的论述，能够为机电安装工程的管理人员提供有价值的参考。

【Abstract】 The real estate development project is an engineering project which is closely related to people's actual life. The construction quality of its each link has a direct impact on people's living standard. Therefore， it is necessary to further strengthen the management of the real estate development project， and enable the engineers involved in the project to set up correct management objectives. Based on this， this paper analyzes the related contents of the design management and site management of the mechanical and electrical installation engineering in real estate， and puts forward the corresponding solutions to the problems in the management. It is hoped that this article can provide valuable reference for managers of mechanical and electrical installation engineering .

1 引言

随着经济社会发展速度不断加快，越来越多人到城市中生活、工作，房地产需求量也不断增加，房地产项目的建设规模正不断扩大。在房地产市场竞争越来越激烈的当今社会，房地产商为了满足人们各种各样的住房需求，从单层住宅多层建筑，逐渐转向多元化住宅建设，并开始建设科技地产、青年公寓、养老地产等多种房产项目。同时，房地产商也开始制定差异化战略、低成本战略等多种企业发展战略，使企业能够获取最大化的利益。下面，笔者结合自身的工作经验，对机电安装工程在房地产中的设计管理和现场管理方面进行论述。

2 机电安装工程设计管理的内容

在机电安装工程的设计管理阶段，设计人员应从房地产项目管理的实际情况进行分析，对房产项目中的排水工程、弱电工程、消防工程及管线安装工程等进行全面的分析。……
